The Number of foreclosed properties is almost non exisitant compared to the hundreds in each county 5 years ago.

 Loudoun County 34 Bank Owned homes are on the market in Loudoun County as of todayLoudoun Foreclosures.   

Fairfax County: 56 Bank Owned homes are on the market in Fairfax County as of today....on par with last October 2015

The number of Bank Owned homes  (property that has already been foreclosed on and now offered to the public through real estate agents) has remained gently falling for the past year in the  Northern Virginia metro area,  and sits at a much LOWER level than in past years. 

Fortunately for mortgage stressed home owners,  real estate prices have risen in the past 5 years so that many can sell their homes normally rather than face foreclosure or short sale.

For example, in March 2009, 181 bank owned homes sold in Prince William county in that month. As of today January 21, 2016, there are a total of 50 bank owned homes for sale. A huge difference.

Buying a bank owned or foreclosed home should not frighten you. The process is much the same as buying a home from a human seller. The contractual paperwork is different since each bank has different addenda, but we are quite familiar with the process having sold dozens of these properties to happy buyers.

The main difference is that you will be buying the home ""as is" in virtually all cases. You can typically do a home inspection for "informational purposes" and void the contract if you do not like what you find...but the bank will not negotiate, credit you back or fix what you do not like. Therefore you have to figure all of that potential risk into your offer price. Unless the property is trashed...and most are not...the risk is manageable if not minimal.
