I don't know about you, but to me it looks as if prices came down from their highs in 2005-2006 to bottom in early spring 2009.

What the future holds, know one knows..... but we can say what is happening today and what has happened in the past with 100% accuracy.

Steve, The data speaks for itself.  Definitely the bottom was hit in 2009.  Love the short days on market during your peak summer months.  You've obviously got a hot area for home sellers to get a quick turn on their properties.  I wish our area moved as quickly.

Steve, it is so important for people to contact local Realtors and discuss the reality of the "local" market. They vary so widely. In our county, there are some markets with 4 months of inventory and strong prices, and others with 12 months and lagging recovery prices.

Buyers and sellers should call Steve and Jan - experience does matter.
