 Thanks for stopping by the Fairfax County Virginia monthly real estate report for July. Data is through the end of June 2014.

Inventory of Active listings has risen to 3560 units... the highest it has been since October 2009...a concern for home sellers... 









Home prices have continued a slight advance in June for those homes that went to settlement.

 Home buyers have much more inventory to choose from than in months past... sellers are more anxious as the number of unsold homes has grown to a 3 month supply.

The seller's concerns are relative of course, since most of the country would be thrilled with 3 months supply and rising prices.

 In the graphs that follow, we have used longer term statistics since they smooth out seasonal aberrations and monthly anomalies and help illustrate any strength or weakness which underlies the market.







Here is what has happened to prices in Fairfax County over the past 5 years:

(this is all home types: condos, townhouses and Single family homes)





As mentioned above, the existing inventory of re-sale homes has climbed to 3560 in June, from near its 5 year low in December 2013 of 619 homes for sale.

  In the graph below you can see that even though the number of homes sold ( in blue) in June, the number of unsold properties rose more.









The number of days that it took to get a winning contract stood at 11 days on average at the end of June outstanding rate of sale.

 Well priced townhouses under $375k in good locations and in good condition are still the fastest properties to get contracts. 






Upper end properties ...above $700k ...has slowed yet there is still a builder's backlog of 6-9 months for single family homes.
