Looudoun County Realtors Jan and Steve Bachman RE/MAX Hall of Fame

The median home price in Loudoun county VA has risen $153,000 from the market bottom of first quarter 2009.

That's the good news and over the long term the data has been good. However, current high inventory of unsold homes is providing good news for home buyers.

Sellers need greater patience and are having a tougher time the last month or so.

 

You can see below that there were an average of 2194 active listings on the market in June 2014, the highest number in Loudoun since October 2008.

 

 However, our low unemployment rate, about half the national average, combined with record low interest rates have kept the price recovery coming along.

 

 

 

Several years of good news in Loudun County's is being mirrored around the country... Loudoun's major statistics through the month of June 2014 are graphed a couple inches below.

 

Prince William County realtors   In order to smooth out seasonal aberrations and monthly anomalies, we generally use longer term statistics...covering 5 years.

The larger data set also helps uncover any underlying market trends of strength or weakness.

Below is the 5 year median price trend for Loudoun which mirrors that of all NOVA counties.

The market bottomed in early 2009 and has been recovering a significant amount of the equity loss from the freakish never before seen price highs of 2005.

The number of days that it takes to get a winning contract is hovering around 16 in June 2014... a much better number than the 119 days in April 2008.

On the graph below you can see that altough sales increased in June, the number of unsold listings increased even more.
